Aurora Home Renovation Contractors
- Custom Renovations Built for York Region Homes
Aurora homes are not Toronto homes. The lot sizes are larger, the housing stock skews toward 1990s–2010s detached builds in neighbourhoods like Bayview Wellington, Hills of St. Andrew, and Aurora Highlands, and the municipal permit process runs through the Town of Aurora — not the City of Toronto. A renovation plan that works downtown often needs to be re-engineered before it works here.
Violet Build has completed full home renovations across York Region for over a decade, and we approach every Aurora project with that local context built in. We’re a RenoMark-recognized builder, fully licensed and insured in Ontario, and the 2025 RenoMark Award recipient for Best Renovation.

What Aurora Homeowners Typically Renovate
Based on the projects we quote most often in the L4G postal area, Aurora renovations cluster around a few recognizable patterns:
- Late-90s and early-2000s builds with dated oak kitchens, builder-grade bathrooms, and closed-off main floors that homeowners want opened up
- Larger detached homes (often 2,800–4,500 sq ft) where second-floor primary suites get expanded and ensuites get rebuilt
- Walkout basements common to Aurora’s sloped lots, frequently converted into in-law suites, gyms, or media rooms
- Heritage homes near Yonge Street and Wellington that need careful updates respecting the Aurora Heritage Conservation District guidelines
If your home falls into one of these categories, we’ve likely renovated something similar within a few kilometres of you. Browse our completed projects to see examples.
Aurora-Specific Permit and Code Considerations
Renovations in Aurora go through the Town of Aurora Building Division, not Toronto’s. A few things that catch homeowners off guard:
- Building permits are required for structural changes, basement finishing with a bedroom, additions, decks over 24 inches off the ground, and most plumbing or HVAC alterations
- Heritage permits apply if your home is listed on the Aurora Heritage Register, even for exterior changes that wouldn’t require approval elsewhere
- Tree protection rules apply to private trees with a DBH (diameter at breast height) of 20 cm or more — important if your renovation involves an addition or significant grading
- Lake Simcoe Region Conservation Authority approval may be required for properties near tributaries or in regulated areas in eastern Aurora
We handle the full permit package as part of our project scope, including drawings stamped by an Ontario-licensed designer or engineer when the Ontario Building Code requires it.
How We Scope an Aurora Renovation
Every project we quote follows the same five-stage process — but the time spent on each stage varies a lot depending on whether you’re renovating a single bathroom or gutting the whole house.
1. On-site discovery (1–2 hours)
We walk the property with you, measure key spaces, and identify constraints that affect scope: load-bearing walls, panel capacity, plumbing stack locations, foundation type. This is also when we flag anything that will need a permit.
2. Design and fixed pricing (2–6 weeks)
You receive a detailed scope document, 3D renderings for visual spaces, a material allowance breakdown, and a fixed-price contract. No “TBD” line items. This is where we differ from most Aurora contractors — we don’t bid blind and adjust later.
3. Permit and procurement (3–8 weeks)
Permit timelines through Aurora’s Building Division currently run about 10 business days for residential alterations and 15 for additions, assuming complete submissions. We order long-lead materials (cabinetry, windows, specialty tile) during this phase.
4. Construction (6 weeks to 9 months)
Daily site supervision, weekly client updates, and a single point of contact. We protect the unrenovated areas of your home with zip walls and HEPA filtration — non-negotiable for full home renovations where you’re still living in part of the house.
5. Closeout and warranty
Final inspection, deficiency walkthrough, and a two-year workmanship warranty on everything we touch, plus manufacturer warranties on materials.
Specific Services for Aurora Properties
We offer the full range of residential renovation services. Each links to a detailed scope page:
- Kitchen renovations — including layout changes, custom cabinetry, and structural openings
- Bathroom renovations — primary ensuites, powder rooms, and basement bathroom additions
- Basement renovations — finishing, walkout conversions, and secondary suites
- Home additions — rear, side, and second-storey additions
- Custom homes — full teardown and rebuild on existing Aurora lots
If your project crosses multiple categories — say, a kitchen, primary bath, and basement done together — that’s a full home renovation, and it’s where we do our best work.
Typical Aurora Renovation Costs (2026)
Costs vary significantly by finish level, but for budgeting conversations, these are realistic ranges we’re seeing on Aurora projects right now:
- Bathroom renovation: $25,000–$70,000
- Kitchen renovation: $55,000–$180,000
- Basement finishing (1,200 sq ft): $80,000–$160,000
- Full home renovation (2,500 sq ft): $350,000–$800,000+
- Second-storey addition: $400,000–$750,000
These ranges assume mid-to-high-end finishes, full permits, and licensed trades. Lower numbers exist in the market — usually from contractors cutting corners on permits, insurance, or trade quality. We don’t compete in that segment.
Frequently Asked Questions
Do you work outside Aurora?
Yes. Aurora is one of several core service areas. We also handle projects in Newmarket, Richmond Hill, and central Toronto. Same team, same standards.
How far in advance should I book?
For projects starting in spring or summer, we typically book 3–5 months out. Smaller bathroom or kitchen projects can sometimes slot in faster. Full renovations always require longer lead times because of design and permitting.
Do you provide design services, or do I need my own designer?
Both options work. We have in-house design and can deliver a complete turnkey package, or we can build from drawings prepared by your own architect or designer. About 70% of our clients use our in-house team.
Are you insured for Aurora projects?
Yes — $5M commercial general liability, full WSIB coverage, and Tarion enrollment where applicable for new builds and additions.
